Responsibilities

The Building Maintenance Technician conducts the repairs and maintenance of buildings owned by TSNE (89 South Street) and those that are clients of TSNE (45 Temple Place, 7 Winthrop Square, 62 Summer Street, and 99 Bishop Allen Drive) and other buildings as our portfolio grows at the direction and in coordination with the Lead Building Engineer and the Property Manager. For tasks that cannot be handled by the team, the Lead Building Engineer assists in coordinating repairs with the preferred vendors for each site.

 

Property Management/Repairs

  • Ensure that tenants and clients receive prompt, professional treatment and courteous service in response to their maintenance needs and in accordance to our Response Time Matrix;
  • Perform regular inspections to ensure property grounds in our portfolio and work areas are maintained to standard;
  • Ensure all safety equipment and conditions are up to code;
  • Assist the Property Management Team to create preventative maintenance program for all mechanical related equipment;
  • Maintain, monitor, and test the buildings’ emergency and security systems, features and procedures;
  • Maintain cleanliness, organization and security of all equipment, tools, store rooms and workspaces and ensures that they are up to code;
  • Ensure follow through on all issues and discrepancies as pertaining to Engineering.

Preventative Maintenance

  • Ensure that preventative maintenance needs are being met across all properties, including, but not limited to:
    • Electrical: bulbs/ballasts replacements, circuit tracing, and fixture installation;
    • Plumbing: repair leaks, fixtures and mechanical devices related to the restrooms and kitchens in the buildings. Ensure that building systems such as the backflow preventers, boilers, and other related systems and equipment are in proper working order;
    • HVAC: repair, service and/or replace HVAC units or components as needed. Ensure that all related systems (roof tower, boiler, and any other systems related to HVAC) are in good working order and in compliance with building codes. Change filters and provide preventative maintenance as needed at the direction of the Lead Building Engineer and Property Manager;
    • Painting: as needed, fulfill small paint requests;
    • Locksmithing: cut keys, change cores and install new lock or pass sets as needed.
  • Perform or coordinate regular preventative maintenance walkthroughs of all properties; coordinate and schedule annual tests and inspections as needed.

Knowledge Growth and Maintenance

  • Attend trainings and professional development opportunities as suggested by the Lead Building Engineer and Property Manager;
  • Stay up-to-date on appropriate safety protocols such as life safety, regulatory guidelines, and personal protective equipment.

Complete other tasks and projects related to the job, as needed.

Qualifications

We will consider exceptional candidates who demonstrate a strong combination of the specific qualifications and skills described below.

  • Some experience in building engineering or property maintenance preferred;
  • Strong verbal and written communication skills;
  • Strong customer service orientation;
  • Demonstrated understanding of building trades including plumbing, electrical, HVAC, and carpentry;
  • Knowledge of applicable codes and regulations related to facilities and building system operations preferred;
  • Ability to effectively communicate with clients and all levels of management both internally and externally, including city officials;
  • Experience with a work order management system preferred;
  • Ability to use Microsoft Office Suite, particularly Outlook and Word;
  • Willingness to learn and gain skills that will be critical in fulfilling these duties;
  • Must be a team player;
  • Ability to work from verbal and written plans and technical data including blueprints;
  • Ability to apply creative solutions to unique problems encountered in office and building settings;
  • Ability to travel from property to property as needed; all sites are T accessible;
  • Willingness to learn and grow in a fast-paced environment.

While performing the duties of this position, the employee is required to:

  • Handle, or feel objects, tools or controls;

  • The noise level in the work environment is usually moderate;

Compensation and Benefits

 

Location: Work will be performed at various locations across Boston and Cambridge. Work is not eligible for remote work.

 

Compensation: The starting salary for this position is $45,000 and is commensurate with experience.
